I am writing this letter to acknowledge the professional service, excellent advice and assistance of my realtor Ms. Marilou Smith Of Cherry Creek Properties that expedited the profitable selling of my home in Fort Collins, Colorado and eased my relocation to Wolfville, Nova Scotia in August 2016. Her knowledge of the real estate market coupled with insights into what buyers would pay for a property in the area where my house is located helped set a selling price exceeding my expectations. This price was evidently just right in view of the fact that I had a contract with an investor within 36 hours after pictures of the property became available to the public. The superb pictures, taken by a professional photographer, received accolades from potential buyers and undoubtedly peaked their interests considering the number of visits (25 in total). Marilou's suggestions of effecting small upgrades to the house, such as installing a new storm door to show the beauty of the wooden main entrance door and upgrading the washbasin in the small bathroom adjoining the master bedroom that I implemented also improved the value of the property, accelerating its sale.
Marilou also assisted me in other ways that mitigated the pressure of having my belongings packed and out of the property by a certain date. For example, she brought me boxes for packing whose size I specified from Home Depot or Lowes, stores far away from my house. This was of immense help because I cannot drive a car and had to pack numerous delicate instruments. She found people who could move, disassemble and dispose large, heavy items that did not sell at a local auction and even gave me a fifty dollar gift certificate towards invoking the services of '1-800-Got-Junk' to remove unwanted furniture. Finally her good sense of humor and generally pleasant disposition made the ordeal of this major move tolerable and helped me keep focus on the reasons for moving: being with family and exploring several work opportunities not available in the US.
In view of Marilou's tremendous help in multiple areas already briefly described, her professionalism and excellent treatment, I do not hesitate to recommend her as an extremely capable, gifted agent for anyone contemplating selling their property.

After hearing all the news about the declining real estate market, we
realized that, as sellers, things might be tough. It would be difficult to
sell a house in 2008. Indeed, even though the market was not favorable to
sellers, Marilou Smith gave us an edge. She carefully researched the
market, helped us set a good price for the house, and did everything
necessary to get the house sold. She hired a stager to present the house in
its best light, and when we left on an extended trip, she showed the house,
and basically took care of the house while we were away! We got a contract
on the house five weeks after we put it on the market, and we closed within
the month. Throughout the process, Marilou communicated effectively (she
spoke to us almost every day, even while we were out of town), paid close
attention to details, and was always very positive. I'm sure the energy and
enthusiasm she put into her work had a lot to do with our success.
After we got a contract on the house we were selling, we had at the most a
couple of weeks to locate another house. Since my wife and I are retired,
our goal was to locate a ranch where most everything was on the main level.
We sat down with Marilou Smith and told her our requirements--including

had generated a list of possible houses for us to look at. She was
tireless: she made appointments for showings, drove us to the houses, and
was invaluable in identifying pros and cons relative to our requirements.
Once we found the house we wanted, she got us through the delicate
negotiation needed for us to purchase the house. Once again, Marilou's
communication skills, hard work, and dedication made our purchase go
smoothly. As a bonus, she checks up on us even today to make sure we're
enjoying our new home.
